At most agencies, the consultant is a photographer, a copywriter, an ad manager, a paralegal, a mortgage intermediary and an administrator. Here, you're a consultant. The rest is set up.

Professional photography, video, floorplans, renders and listing copy for every property you bring in.

Paid ads, social media, brand hub and presentation materials in the Terrae identity.

In-house support and partnership with Antas da Cunha ECIJA. CPCV, reservations, side letters, due diligence.

Mortgage

Home loan intermediation via ALS Finance (BoP 0008706, tied non-exclusive). One contracted lender; others in the contracting process. You deliver the client, Ana handles the mortgage.

Back-office

CRM, document management, deal follow-up, scheduling and post-sale.

Academy

Ongoing training, sales playbooks, real-case reviews and role-plays. Available 24/7.

Important context for international applicants

This is the Portuguese real estate model.

If you're coming from the UK or US, please note: in Portugal, real estate consultants are independent contractors, not employees. There is no base salary in the agency model. Income comes from commissions on transactions you originate or assist with, sharing in the agency's commission per the model that we discuss in interview. The Portuguese market is different — rewarding, but different.

We're happy to walk you through how the model works, the typical first-year ramp, and the support we provide while you build a book. Honesty up front saves everyone's time.
