Owned and funded by Portuguese capital. Not a franchise of a foreign brand. Not backed by a venture portfolio that needs to flip in three years. Not a marketplace that monetises the listing.

This matters because our incentives are aligned with the long term — and with you. We don't have a head office in Madrid that decides which listings to push. We don't have an algorithm that ranks properties by who paid most. The advisor in front of you is also the firm.

Verifiable: Os Caetanos, Lda (Portuguese tax ID 504 428 918) is the sole legal entity behind Terrae. No foreign shareholders, no franchise license, no white-label arrangement. The trademark is registered with INPI under Class 36, registration 766259.

Licensed across three regulated activities.

Most agencies hold one licence. We operate under three regulatory regimes, with three distinct insurance lines and three distinct compliance frameworks.

Real estate mediation: AMI 27242, issued by IMPIC (the Portuguese real estate regulator). Credit intermediation: Bank of Portugal registration n.º 0008706, operated by partner ALS Finance, with full professional civil liability insurance. Trademark: INPI Class 36, registration 766259.

Why this matters: in Portugal, only AMI-licensed entities can mediate property transactions. Only BoP-registered entities can propose mortgage products. Anyone operating outside these regimes is operating illegally, regardless of how their website reads.

Integrated under one signature.

Most international buyers in Portugal end up with three intermediaries: a real estate agent, a mortgage broker, and a property developer. Three contracts. Three bills. Three loyalties. Things fall between cracks.

Terrae combines all three under one accountable team: Mediation (Terrae Imobiliária, AMI 27242), Mortgage (ALS Finance, BoP 0008706), Development (Terrae Investimentos, SPV per project). One brief, one timeline, one phone number when something goes wrong.

The trade-off we acknowledge: integration creates potential conflicts of interest. We address them with full transparency. You're never required to use our in-house mortgage or development; alternatives are always presented. The decision is yours, made on information not pressure.

Lisbon-based. Physical office. Named team.

Real estate is too important to handle through a virtual setup. We operate from a permanent office in Linda-a-Velha (Oeiras), in the western corridor of Greater Lisbon where most international families already live.

Eight people, four areas of expertise, all named and reachable directly by email. No queues, no front-line scripts, no ticketing systems. The advisor who picks up your first call is the advisor who walks into the notary's office with you on signing day.

Skin in the game. Aligned interests.

Os Caetanos, Lda invests its own capital alongside every Terrae development. Not as a fee-generating sponsor — as a co-investor with money at risk on the same line items, on the same timeline, with the same downside.

This is the strongest form of alignment in real estate. When our investors win, we win. When the project is delayed, we are delayed. When the construction line item runs over, it runs over our capital too. Brochure-driven agencies don't operate this way. We do, by design.

Current proof: Os Caetanos, Lda holds equity in the SPV behind Jardins do Anjo (18 apartments under construction in Quinta do Anjo, Palmela). Equity also committed for the next development pipeline (Vila Franca de Xira, 44 apartments, launching December 2026).
