What we ask from you

Exclusivity. And a fair starting price.

Two requests, both reasonable. Both protect the asset and the timeline.

Exclusive listing

Six months, renewable. Only Terrae markets the property during this period. We commit time, money and reputation to it; we ask exclusivity in return.

Realistic price

A property listed 15% above market spends 6+ months unsold; once stale, it tends to close 10% below market. Pricing right at launch protects the final number.

Honesty about fees

Mediation fees in Portugal are typically a percentage of the sale price plus VAT, payable at deed. Exact terms — percentage, marketing inclusions, exclusivity period — are agreed in the engagement letter at the first meeting, before any commitment.
